Access NSW Land Registry Services forms including all plan forms, general forms and land and water access licence dealing forms.
The Registrar General has declared under the NSW Conveyancing Rules that 100% Real Property Act dealings (excluding Determination of Title Boundary) are mandated to be lodged electronically.
This means, on and from 11 October 2021, NSW LRS will not be able to accept Real Property Act dealings presented at the NSW LRS Lodgment Office or via post.
All land dealings to be lodged with NSW LRS can only be done electronically by a subscriber (a lawyer, licensed conveyancer, or financial institutions) through an Electronic Lodgment Network Operator (ELNO).

Plan forms
The plan forms are in PDF format and divided into three sections deposited plans, strata plans and community plans.
Approved strata scheme forms are in PDF and DOC format and are available in both A to Z and 3 to 30 listings.
To assist users during this Covid-19 period, an Interactive Administration Sheet for Deposited Plans, Community Plans & Strata Plans, as well as a Section 88b instrument and mandatory lodgment checklists for Deposited Plans and Strata Plans have been created that assist with electronic signing
Fees payable
Fees are payable at time of lodgment.
- Cheques, Money Orders, cash and credit card payments (Visa and Mastercard ONLY) are acceptable. American Express and Diners Club are NOT accepted by NSW LRS.
- Cheques and money orders are to be made payable to NSW Land Registry Services.
- Personal cheques must have identification evidence provided by individuals.
- Credit card limit $40,000 per card day.
- Individual Debit Card limits apply.
