Top tips for NSW LRS document preparation
We have identified the documents that are frequently submitted to NSW LRS with errors and set out our top tips on preparing these forms and documents.
Application for new Certificates of Title
If there is more than one Registered Proprietor and one or more are deceased, a Notice of Death or Transmission Application must also be furnished with the appropriate supporting documentation
Consolidation/Change of Bylaws – Approved form 10
An Approved Form 10 is required if the new bylaw being created affects less than all the lots in the Strata Scheme. Once an Approved Form 10 has been lodged for a scheme and notification entered on the register, no further forms are required.
Consolidation of Bylaws - Resolution Date
A Consolidation of Bylaws must be lodged at NSW LRS within 6 months of the special resolution being passed. Consolidation of Bylaws lodged after this date will be requisitioned by NSW LRS.
Identification Documents
Post Office verification's and online site verifications of identity documentation are not acceptable for lodgement at NSW LRS. Please ensure all documents presented are:
- Original(s) – which will be returned to the appropriate lodging party and noted as ‘sighted’
- Copies of original(s) which must be certified by a solicitor or practicing Justice of the Peace
Leases
A street address only is not a unique identifier for a premise being leased. A unique description such as a shop name or number
together with a full postal address is acceptable. Please see

Page Numbering
Please ensure all documents are numbered sequentially and contain the format ‘X of Y’. This will ensure examiners are aware that all pages of the document have been lodged. Note the use of alpha-numeric page numbering will not be accepted.
Powers of Attorney
- A Deeds Index Particulars Form must be attached to every Power of Attorney.
- Only one copy of the original Power of Attorney or Old System Deed is required to be provided. An image of the certified copy of the document is not acceptable for registration.
- Please ensure there are no rulings through the Operative Clauses.
Transfer severing joint tenancy
Marginal Note (D) on the 01TJ form (Transferor/transferee) should only state the name of the applicant(s) severing the joint tenancy. Eg: If the title has two Registered Proprietors as joint tenants, only one name is to be stated.
Trustee in Bankruptcy
- If the trustee is signing without the seal, the trustee/ delegates signature must be witnessed
- If signing under a seal, no witness signature is required
Verification of Identity
Please note there are 6 Categories under the Conveyancing Rules standardised formal verification requirements. If your clients are unable to meet requirements for Categories 1-4, Category 5 gives the option for a third party to provide an Identifier Declaration and appropriate documentation. Please see
