NSW Land Registry Services (NSW LRS) is committed to ensuring the safety of our customers and continues to put in place measures to assist customers and lodging parties unable to attend our Queens Square Lodgment Office due to COVID-19 (novel coronavirus) disruptions.
To support conveyancing in NSW, from 11 May 2020 NSW LRS will implement the following new lodgment processes to enable close to 100% electronic lodgment and submission of documents with NSW LRS:
- COVID-19 Residual Lodgment – Electronic lodgment of ‘residual’ documents
- COVID-19 Requisition Secure Upload Portal – Electronic submission of documents in response to requisitions
- Virtual Lodgment Office - upload facility for all correspondence documents currently furnished at the NSW LRS Lodgment Office

COVID-19 Residual Lodgment
This lodgment channel will be released in two phases for subscribers to the Electronic Lodgment Network known as PEXA.
Phase 1 – Available from 11 May 2020
From
11 May 2020, PEXA subscribers will be able to lodge paper Real Property Act dealings with a Land Title Reference through COVID-19 residual lodgment via the PEXA workspace as a document in PDF format. This will include dealings which are not currently available for electronic lodgment as well as mandated documents which are currently lodged in paper pursuant to Conveyancing Rules Exemptions.
Phase 2 – Available from 25 May 2020
From
25 May 2020, paper documents which don’t have a Real Property Act Land Title Reference or where the Land Title is not electronically tradable including Powers of Attorney, Old System Documents and Primary Applications will be able to be lodged through COVID-19 residual lodgment via the PEXA workspace as a document in PDF format.

Please note, COVID-19 residual lodgement is a temporary measure, and will remain active until advised by the NSW Government that the COVID-19 Pandemic period has ended.
COVID-19 Requisition Secure Upload Portal
From
11 May 2020, a secure transfer portal will be enabled to allow electronic responses to requisitions raised by NSW LRS. More information is available

NSW LRS Website - Virtual Lodgment Office
From
11 May 2020, a new web page on the NSW LRS website known as the ‘Virtual Lodgment Office’ will provide a document upload facility for all correspondence documents currently furnished at the NSW LRS Lodgment Office. This includes documents such as Letters Requesting Urgency and Consents. More information is available
